How to read a flooring estimate

A useful estimate lists each part of the job on its own line, so you can compare two installers fairly. Check for these lines before you sign.

  • Removal and disposalTaking out carpet, vinyl or old tile, and hauling it away.
  • Slab prepCleaning, crack treatment, leveling and any moisture barrier.
  • MaterialsThe floor itself, plus mortar, grout, underlayment and trim, with the waste allowance.
  • LaborPer square foot or per project, including transitions and baseboards.
  • ScheduleStart date and number of working days, in writing.
  • WarrantyWhat labor and materials are covered, and for how long.

How much does flooring installation cost per square foot?

Installed prices from Modernize's 2026 guides run about $6 to $18 per square foot for ceramic and porcelain tile, $6 to $16 for luxury vinyl plank, $4 to $17 for laminate and $6 to $25 for hardwood. Removal of the old floor and slab prep are usually extra.

Why do flooring estimates for the same room differ so much?

Estimates differ when they include different work. One may include removal, slab leveling and trim while another leaves them out. Ask every installer for an itemized written estimate so you can compare the same lines.

Are the prices in these guides quotes?

No. The ranges come from the national sources linked on each guide and show what similar projects usually cost. Only a written estimate for your room, after the installer sees the space, is a price.

How much extra flooring should I buy?

Plan for about 10% more tile than the measured square footage to cover cuts and waste, and about 15% for diagonal or complex patterns, according to Modernize. HomeAdvisor gives a similar 10 to 15% range.
