Neither floor wins every room in Orlando. Tile suits wet and sun-exposed spaces, vinyl plank suits comfort and quiet, and the right choice depends on the room, the slab and any flood exposure.

| Room | Often leans toward | Check before you decide |
|---|---|---|
| Bathroom, laundry | Tile | Water exposure and the layer under the floor |
| Kitchen | Either | Foot comfort, spills and cabinet height |
| Living room, bedrooms | Vinyl plank | Noise, warmth and the slab’s moisture reading |
| Sunny entry or glass-walled room | Tile | Direct sun and heat on vinyl |
| Lowest floor in a flood zone | Check FEMA TB-2 | Material and installation method, not just category |
Both materials handle ordinary spills. Tile is waterproof, but grout needs sealing; vinyl plank is waterproof as a material, yet the seams between planks can let standing water reach the subfloor. Neither moves with Florida humidity the way solid wood can.
For daily use, humidity is rarely the deciding factor between these two. Standing water, a leaking washer or a slab that stays damp is where the difference shows, so the layer under the floor matters as much as the surface.
For every material side by side, including laminate and wood, see the best flooring for Florida homes.
Tile is unaffected by sunlight indoors. A rigid-core vinyl installation guide we reviewed warns that direct sunlight can fade planks or separate joints and recommends window treatments or UV tint.
For a sunny entry or an enclosed Florida room with large glass, tile is often the safer pick. For the rest of the house, blinds or window film on the worst windows is the usual fix.
Vinyl plank is usually warmer and softer underfoot and quieter in open rooms. Tile is harder and louder, and a dropped glass or phone is more likely to break on it. Tile can also crack if the subfloor shifts.
If you stand in the kitchen for long stretches or want quiet bedrooms, comfort points to vinyl plank. If you want a floor to outlast several renovations, one consumer review we reviewed gives tile a far longer typical life than vinyl, 75 to 100 years against about 25.
Leaning one way? Compare the scope of tile installation in Orlando with vinyl plank flooring installation before you request a price.
If your home is in a FEMA Special Flood Hazard Area, finish materials below the base flood elevation must be flood damage-resistant. FEMA’s Technical Bulletin 2 rates materials as acceptable or unacceptable for that use.
Do not rely on the word “waterproof”. Check the bulletin’s table for your exact material and installation method, and ask the installer and the local building department. We do not state a rating for any product here.
Which office answers permit questions depends on the address; our flooring permit and license guide lists them.
Many Florida homes use tile in wet rooms and entries and vinyl plank elsewhere, with a transition at the doorway. That means two sets of preparation: tile needs a flat, sound base, and vinyl plank needs the manufacturer’s flatness and moisture limits.
Ask your installer to list both systems and the transitions in one written estimate. Our estimate checklist and installer questions help you compare bids on the same scope. For prices, see the tile and LVP cost guides.

Neither wins every room. Tile leans toward wet and sun-exposed spaces; vinyl plank leans toward comfort and quiet. The slab, the room and any flood exposure decide.
The plank material resists water, but seams can let standing water reach the subfloor, so it is not a complete water barrier. Ask the installer about the layer under the floor.
