Water is the deciding factor

In a rental, spills sit longer and small leaks get reported late. The two materials react very differently. Shaw's care guide tells laminate owners to blot spills as soon as they happen and never let liquids stand, and warns that wet mopping can cause swelling, warping and joint separation that the warranty may not cover.

The same guide's vinyl section is more forgiving: damp mopping with a vinyl cleaner is part of routine care, but it still warns against flooding the floor or exposing it to frequent standing water, because that can loosen adhesive on glued products. Vinyl plank tolerates a spill; neither floor is a substitute for fixing a leak.

That is why many owners split the unit: vinyl plank where plumbing is, laminate in dry rooms if the look or price favors it. Ask the installer how the transition at each doorway will be handled so the two floors meet cleanly.

What each floor costs installed

National guides put installed laminate at $3 to $13 per square foot (Angi, updated October 2026) and installed vinyl plank at $4 to $16 per square foot (HomeGuide, February 2026). The ranges overlap, so the product line and the prep work decide the real gap.

For a 900 sq ft unit, those ranges work out to about $2,700–$11,700 for laminate and $3,600–$14,400 for vinyl plank before removal, leveling or trim. Our flooring cost calculator adds removal and furniture moving from the same sources, and the laminate and LVP guides break each material down further.

Read the warranty for rental use

Warranty terms are where rental owners get surprised. In the Shaw brochure we reviewed, the hardwood residential warranties state that they do not apply to nonresidential, rental or commercial installations, and several warranties extend only to the original purchaser.

Terms differ by brand and product line, so ask for the warranty document of the exact product before you order, and check three lines: whether rental or investor-owned use is covered, whether it transfers to a buyer, and which cleaning methods void it. Keep the document with the unit's records.

Repairs and turnover time

A damaged plank between tenants should not mean a new floor. Shaw describes replacing a glueless laminate plank by removing the baseboard, taking rows apart from the nearest wall and swapping in a plank from the edge of the original installation, after letting the new plank acclimate for at least 72 hours.

Floating vinyl plank can be repaired the same way, while glue-down products take more work. Either way, buy a few spare boxes from the same production lot at install time; color can shift between lots, and a discontinued line makes patching visible.

Ask the installer for the expected days out of service and the cure or wait time before furniture goes back, so you can plan the listing date.

Why this matters around Kissimmee

Census data show that only 46.3% of Kissimmee households own their home and that about a third of the city's housing is in buildings with five or more units, so rental turnovers and condo rules come up often. Our Kissimmee flooring page covers the city's permit-notice rule and flood map.

Condo associations frequently require sound-rated underlayment on upper floors. Get the association's rule in writing before choosing the product, because it can rule out a cheaper floor.

Glossary

Floating floor
Planks that click together and rest on an underlayment instead of being glued or nailed down.
HDF core
High-density fiberboard, the wood-fiber core of most laminate planks.
Wear layer
The clear top layer of vinyl plank that resists scratches and scuffs.
Acclimation
Letting new planks sit in the room so they adjust to its temperature and humidity before installation.

Questions and answers

Is laminate or vinyl plank better for a rental?

For rooms with plumbing, vinyl plank is usually the safer choice because laminate care guides warn against standing liquids and wet mopping. Laminate can work in dry bedrooms and living areas. Many owners use both, split by room.

How much does vinyl plank cost for a rental unit?

HomeGuide's February 2026 guide puts installed vinyl plank at $4 to $16 per square foot nationally. A 900 sq ft unit would be about $3,600 to $14,400 before removal, leveling and trim.

Do flooring warranties cover rental properties?

Not always. In the Shaw brochure we reviewed, the hardwood residential warranties exclude rental and commercial installations. Ask for the exact product's warranty and check its rental, transfer and cleaning terms.

Can one damaged plank be replaced?

Usually, on floating floors. Shaw describes taking rows apart from the nearest wall to swap a laminate plank. Keep spare boxes from the same lot so the repair matches.
