| Floor | Routine cleaning | Avoid |
|---|---|---|
| Ceramic and porcelain tile | Sweep, then damp-mop with a neutral-pH cleaner and rinse | Acids, vinegar, chlorine, ammonia; dirty mop water |
| Vinyl plank (LVP) | Sweep daily; damp-mop with a vinyl floor cleaner | Vinegar, oil soaps, one-step polish, rubber-backed mats |
| Laminate | Sweep or vacuum; blot spills right away; laminate cleaner | Wet mopping, soap and water, abrasive or buffing tools |
| Hardwood | Brush or felt vacuum; manufacturer-approved cleaner on a cloth mop | Wet or damp mopping, steam cleaners, oil soap, wax |
Tile is the most forgiving floor to clean, and its grout is where problems show. Shaw's care guide recommends sweeping or vacuuming before a weekly damp mop with a neutral-pH cleaner, then rinsing with clean water; it warns that routine cleaners should never contain acids, vinegar, chlorine or ammonia, which can discolor grout.
Daltile adds that you should never mop with dirty water, because it just spreads the dirt, and that no-rinse cleaners can leave a residue that reduces slip resistance (Daltile, tile care). In a humid house, rinsing and drying the floor also helps keep mildew out of grout lines.
Vinyl plank handles a damp mop, but not everything sold for floors. Shaw's resilient-floor section says to sweep, dust-mop or vacuum daily, damp-mop with a cleaner made for vinyl, and avoid vinegar, one-step cleaner-polishes and oil soaps.
Two details matter in Florida homes. Rubber-backed mats can permanently stain vinyl, so use mats without latex or rubber backing. And prolonged direct sun can discolor the floor and heat can make it expand, so close blinds during peak sun near sliding doors to the lanai.
Laminate looks like wood and reacts to water like wood fiber. Shaw tells owners to blot spills immediately, never let liquids stand, and not to wash or wet-mop with soap, water or any liquid cleaner, because that can cause swelling, warping and joint separation.
Use a vacuum's hard-floor setting rather than a beater bar, entry mats to catch sand and grit, and wide protectors under heavy furniture. Shaw notes that sandy areas, such as a beach home, may need more frequent dust-mopping.
Wood is the strictest. Shaw's hardwood guide says never to wet-mop or damp-mop with water, not to use steam cleaners or floor-cleaning machines, and to avoid oil soaps, wax and cleaners with citrus, lemon, tung oil, silicone or ammonia; damage from those may not be covered.
Use felt pads under furniture, trim pets' nails, put rugs at entries and pivot points, and rearrange rugs now and then, because sun exposure changes the color of wood and the rug outline can stay visible.
Moisture in the air affects wood and laminate even when nobody spills anything. Shaw asks owners to keep indoor relative humidity between 35% and 55% for hardwood and between 35% and 65% for laminate, and for humid summer months it points to the air conditioner or a dehumidifier.
A cheap hygrometer shows whether the house stays in range, especially in a home that sits closed while owners travel or between tenants. If floors are cupping or gapping, the cause is usually moisture, and that is a question for an installer who can check the slab. Our Florida flooring guide compares which materials suit which rooms.

Check the product's care guide. Shaw's hardwood guide says not to use steam cleaners, and many vinyl and laminate makers limit water and heat as well. When in doubt, sweep and damp-mop with the recommended cleaner.
Shaw's care guide says routine tile cleaners should not contain acids or vinegar, which can damage grout, and says not to use vinegar on its vinyl products. Use a neutral-pH cleaner instead.
Shaw lists 35% to 55% relative humidity for its hardwood and 35% to 65% for its laminate. In humid months, the air conditioner or a dehumidifier helps keep the house in range.
Moisture changes are the usual cause in wood and laminate. An installer can check the slab and the room's humidity before recommending a fix.
